How To SELL Your House During The CHRISTmas Season

"Should we be concerned about trying to sell our property during Christmas? Everyone is so busy with parties, shopping, kid's plays, watching the bowl games and traveling" asked my new listing client.  "EVERYDAY is a great day to sell real estate!" I exclaimed with passion. Think about it, how many people are out looking/shopping for a new house if they aren't serious about buying right now? In some cases, the amount of showings decrease. Is that a bad thing? The busyness of Christmas actually could be a great filter for those not real serious about buying. And that is great news for all of us who don't want to spend our holidays missing special times with our families and friends!

7 helpful ideas for selling during Christmas:
1) Be sure to get the holiday decor approved by a professional stager, Realtor and/or one of your siblings. Siblings have a way of being brutally honest, right? :)
2) Consider offering a small token of your appreciation for the showing with snacks for the showing party. Emotion is a huge influence on the human purchasing spirit. A thoughtful seller can create a more positive and attractive property by taping into those emotions.
3) We all get busy during the season. Don't lose focus on SELLING your property. The temptation will be to not have the house as available for showings because of conflict of schedules, presence of guests or lack of maintenance. Now is a great time to share with friends and family that you HAVE A DREAM! They can help by supporting you during this holiday season by being flexible with showings that may occur.
4) Consider hosting a OPEN HOUSE Christmas party! Invite co-workers, neighbors, friends, family and anyone else who may be a potential buyer or know a buyer for your property.
5) Be ready to negotiate because this potential buyer is very serious and can pull the trigger quickly. Have you worked on a NET SHEET to help make the decision?Talk through with your Realtor the potential offers that you may receive and work through potential options to negotiate. Four of the top reasons that real estate sells: 1. priced correctly, 2. move-in condition, 3. awesome location and lastly 4. motivation of the seller and/or buyer.
6) DON'T forget to protect those valuables. Valuables may include holiday decor that could be priceless, handed down many generations. And don't forget the valuables that may be wrapped under the tree. During the Christmas season, the 'bad guys/girls' become even more desperate. It also a time where we may be less alert because we are preoccupied with other busy activities. 
7) Finally....Faith is a very important during the holiday season. Personal expression comes in many forms but be careful not to go extreme. The potential buyer may or may not have the same beliefs so be sure to keep your expression as neutral as possible. If you feel the need to express your faith, just remember that the greatest expression for your faith is to maintain character and integrity during the selling process while moving toward a WIN-WIN transaction.
