Greenville South Carolina continues to be one of the best cities in the United States to live in. The local statistics that are put out monthly by our own Greater Greenville Association of Realtors have proven some encouraging numbers for the year 2013.
There has been a small increase in inventory this year. Sellers are realizing the opportunity to use our outstanding average days on market of 78 versus last June of 109 days until the home sells. (Of course I have to brag on our teams average days on market of 46). The upstate area is also achieving an average of 96% of the asking price for homes, so sellers are holding to their price more this year.
The great numbers are that there are 26.1% more homes closed year to date this year than last. Although housing affordability has gone down by about 9%, rates are still very affordable for purchasing real estate. It still is a prime time to upsize or down size.
With many businesses continuing to locate to Greenville, and with job growth happening each month, Greenville has no choice but to grow. All of this is to say the following:
1. It is still a good time to purchase a home 2. It is a good time to list and sell your current home 3. Waiting is not always the best idea 4. With all the distressed properties, there has never been a bigger need for working with a Realtor 5. For you buyers, negotiating is becoming a harder thing to obtain
